屋理絮闹：常见买房产的禁忌

在大马购买产业时，无论是房子、公寓、组屋或是店铺，除了财务和实际条件，许多人还是有一些在风水上的禁忌。对许多大马购屋者而言，风水因素如面对“T”字路口、低于路面及单位号码，都是大家不可忽略的元素。虽然不科学，甚至有人认为是迷信，但这些因素确实会影响房产的二手价值，最糟糕的情况可能就是无法转手。大马人购买产业时，一般的禁忌有什么呢？该些因素将如何影响产业价格呢？

1. 面对陡峭斜坡
三大种族都不喜欢面对着陡峭斜坡的房子。华人相信，斜坡急冲而下，煞气太急，这样会影响屋主的财富、健康和运气。

2. 靠近高压电缆
一般购屋者认为靠近高压电缆的产业不宜居住，担心有损健康。有科学研究结果显示，高压电缆会释放放射性射线如伽马射线（Gamma Ray），因为住在高压电缆附近，长期曝露在这射线下，会增加患癌风险。要避开伽马射线，必须至少距离高压电缆500米。最好是先到房产现址了解，或可向专业的电力工程师请教高压电缆的路线。

3. 华裔最忌4号
对于大部分华人来说，“4”号是购买产业时必须注意的禁忌，因为华语和很多方言，“4”的发音与“死”非常接近，所以常被视为不吉利的号码。购买产业时，应该要避开4号，尤其是在以华人为主的地区。如果你的产业是4号，或是地址里有“4”，想要转卖的时候，一般上比较难找到买家，甚至会被压价。

4. 地势比路面低
这也是大马3大种族的禁忌，无论是巫族、华族或印族都不喜欢低于路面的房子。对于华人而言，低于路面的房子会聚集霉气，因为整个社区内留到路上的倒霉，会从路面高处都流进低于路面的家。所以，购屋者也会避免购买低于路面的房子。

5. 一般忌13号
在吉隆坡很多办公楼，你不难发现电梯内的按钮，会少了“13”号，取而代之的可能是“12A”。因为13号在一些西方国家被视为是倒霉的号码。虽然“13”号的禁忌没有“4”号那么受抗拒，但同理，13号的产业脱售时或会面对一些困难。

6. 面对“T”路口
在大马，3大种族都不喜欢面对“T”路口的房产。各种族对于面对“T”路口的房产各有禁忌，而华人一般相信面对着“T”路口的屋子有煞气。尤其是盂兰节，俗称“鬼节”时，当地狱之门打开，鬼就会涌到街上，面对着“T”路口的屋子很大风险会被饿鬼入侵。

Other than this, in the past, SMEs usually did not use listing to raise funds while they are applying the traditional ways (i.e. by loan and by cash) to raise funds for operation. But now, it had sign that they are trying more other financial instruments method to raise funds such as listing, right issue and bonds. These allow variety of raise funds methods as well as effective management of the funds. In order to raise more funds in market, the exposure of the company is also another important consideration which increasing concern by companies nowadays. This can be done by outsources investors relation services or set up own department. It also require actively work close with media and investment banks as to increase its exposure and message sharing purposes.
